Chapter 4: The Meeting Nobody Expected
The community office was more crowded than Frank expected.
The manager, Susan Blake, sat behind her desk.
Two HOA board members were there.
Margaret sat beside Frank.
And across the room was Ryan.
He looked different without the golf cart between them.
Less powerful.
More guarded.
Susan began calmly.
“We need to establish what happened yesterday.”
Frank told the truth.
He described the blocked lane, the argument, the open door, the key, and Ryan’s attempt to retrieve it.
He didn’t exaggerate.
He didn’t mention how satisfying it had felt to see Ryan’s confidence disappear.
When Frank finished, Ryan spoke.
“You took property that wasn’t yours.”
Frank looked at him.
“I took a key from a vehicle you were using to block a public community lane.”
Ryan’s jaw tightened.
Susan raised a hand.
“Let’s keep this factual.”
She placed the original agreement on the table.
“The vehicle in question was donated by Walter Mercer.”
Ryan’s eyes shifted.
Susan continued.
“Your father donated it for community transportation. The agreement does not give you personal authority over access to community lanes.”
Ryan said nothing.
One board member turned toward him.
“Ryan, did you tell residents they couldn’t use the north lane?”
Ryan leaned back.
“I was protecting the area.”
“From what?”
He didn’t answer.
Susan opened another file.
“Two residents reported that you were collecting contractor information and telling workers when they could enter.”
Frank looked at Ryan.
This was bigger than a golf cart.
Ryan finally spoke.
“My father built half this place.”
“No one is disputing that,” Susan said.
“He expected me to look after it.”
“That’s not the same as having authority.”
The room went quiet.
Then Ryan looked at Frank.
“You have no idea what you’re involved in.”
Frank placed the key on the table.
“I don’t want to be involved in anything.”
He paused.
“I want people to be able to walk down the lane without being ordered around.”
For the first time, Ryan looked away.
The meeting ended with an agreement to review the vehicle records and the complaints.
Frank thought that would settle things.
It didn’t.
That evening, a certified letter arrived at his house.
The sender was a law office.
The subject line contained Ryan Mercer’s name.
And Frank’s name was listed underneath.
